  2. I have a question , which probably comes from ignorance. Why is the fed so focused on the employment rate ? I understand that Congress has just passed a multibillion $$ infrastructure bill which will seem to keep unemployment lower for many years to come. In addition, with demographics and a poor immigration policy, it just seems that jobs will be harder to fill in the coming years. Maybe this inflation is transitory as originally diagnosed.. I'm sure there is some economic bookworm formula that equates low unemployment with high inflation and that's why they are so focused... but haven' there been periods in history with low unemployment\low inflation ? It just looks like if employment is their focus, the Fed has got a long road to go.

  4. Swimming....swam 7000 meters for the local NYE masterswim at 4am this past Saturday Kettlebells ... Back in my ooold days use to be like you cubsfan; switched over to full range of motion under load with bells 15 years ago. Biking ... Like SD, computrainer zwift etc.; but still like the skinny bike seat. Wok... love to make quick healthy meals for myself and the wifey.

Up 2% for 2022 Gains: Brkb , Rio, Joe ,Nee, ,Apts,Atco, Aiv Ctra ( both small gains ) Loss: Vet,Shittybank , Vwinx ( in wife's restricted to mutual fund account) Got out with small losses in Meta, Kind... ( still learning about renting vs owning ). Thanks again to everyone for the education this year ( esp. in RE and Commodities).

Miami, Tampa, and Charlotte reported the highest year-over-year gains among the 20 cities in October. Miami led the way with a 21% year-over-year price increase, followed by Tampa in second with a 20.5% increase, and Charlotte in third with a 15% increase. All 20 cities reported lower price increases in the year ending October 2022 versus the year ending September 2022.

  22. Vacancy rates have begun to improve from long-time lows, which will help rent growth further moderate. However, rents are expected to set a new high in 2023. This looks good for MF I waffle on this.. If the fed is forced to stimulate by decreasing interest rates, I can't help but think that housing will go up. But what do I know.
