  5. Packer, I am a Canadian conservative who grew up idolizing Reagan and Thatcher. I am shocked that a level-headed person like you would draw parallels between Trump and Reagan. I think you are blinded by partisanship. Trump is insane. He should be facing a therapist, not the electorate. However, in the GTA this may only be an issue for specific, established neighbourhoods. Key findings • There is an adequate supply of land in the GTA for approved and future residential developments. Based on municipal projections, 81% of the land available for development will still be unused in 2031. • Intensification policies will mean more housing units can be built per acre than previously. Using the same amount of land, it is possible to build 250,000 more high-density housing units in the GTA by 2031 than would have been possible with the lower-density development of past decades. • Land availability is not an issue for the region, but it is relevant for established neighbourhoods that are favoured by homebuyers.   20. Q: Does Good Investment Require Good Research? A: No. Forget value investing, become a trend follower of the broad markets. The easiest way to add alpha is to side step big drawdowns. Trend following is supposed to do just that with very little research. One model I'm intrigued about is dead simple. Do this once a month: Check 12-month trailing returns for VTI and VEA. If VTI > 0 and VTI > VEA invest 100% in VTI. If VTI > 0 but VTI < VEA invest 100% in VEA. If VTI and VEA are both negative, go 100% cash or short term bonds. The back-tested results are amazing.
