Yeah, as far as I know it's the only publicly traded Opportunity Zone fund, which in and of itself as an interesting opportunity. You actually get a tax writeoff dollar for dollar when you invest so long as you have capital gains to offset. And it's retroactive for 180 days so you can buy today and avoid paying tax on a gain from September of last year.
Separately from the company itself, the stock has moved in very inefficient ways over the past year. They have an ongoing offering where they will basically sell unlimited shares at $100 per share, and for quite a while it didn't fluctuate more than a few pennies from that price. Then last summer the stock (when it was still trading OTC as BELP) floated to up to $180 at the high during a period when the offering was suspended, and now it's going the other way and traded as low as $65 today. I'd think if nothing weird is going on, then it probably drifts back up to the $100 NAV range as more and more people either buy in for the discount alone or new money rolls in at the last minutes to save on 2021 capital gains.
We need our real estate experts on this ASAP

Yikes, I was way too early on OZ. Down almost 30% now. I sure hope this is just a big liquidation and not some actual news I am missing.
Just checked out their site briefly.
Nothing to add but seems like an interesting company.

The Carl Icahn doc on HBO is pure finance porn. One of the best I’ve seen.
It was a fun watch. What a life!
Ah the Herbalife duel with Ackman v Icahn. I remembered watching it live. Now that was great television!

They should take their bonuses and buy some Florida real estate!
Do both!
That few thousand dollar dinner bill is not gonna stop you from buying RE, assuming the bonus is fat enough

Let's start the other way around.
Do we need all these ads? I just counted, when I opened the site, three ads on the first screen (ironically 2/3 were the same). Click on one topic, fullscreen ad I need to click away. Topic comes up, another two ads (top of page, overlay bottom of screen). Scroll through topic, ad in the middle. This is too much and feels not far off some of these click-bait-factory sites where you got ads left, right centre, front and back.
On mobile, I see many ads but on desktop, I almost see none.

Man I really need to get out of my bubble and enjoy this big country. I just bought a $700k 2bed/1bath 900 sq ft place and I felt like I got a great deal! F'ing Cali.

Just for kicks, I went to look at the performance of my old firm. All their equity funds are underperforming their indices for past 3,5, and 10 years. Their income stuff are beating slightly. They don't manage not exotic stuff. The benchmarks are like S&P 500, MSCI EAFE/World... So much underperformance but yet AUM up by hundreds of billions in last couple of years.
It such a good racket...
At least my old firm only charges 40-70 bps for their funds....

The 2020's will benefit from the baby boomers, the richest, largest generation to die thus far passing on their wealth. Myself and a half dozen close friends
all stand to inherit 400k-2m this decade. In most cases it will be spent. In others, a greater % of it will be spent than the boomers who hold it now. This is a one time
benefit creating a new delta for successive generations.
I'm waiting for my inheritance... Oh wait, I still to support my parents.
Darn!
