  1. There s a good saying, "if it drives, flies, floats, or fucks, rent it"... That said, I totally agree with rkbabang as a boat owner. Expensive, but totally worth it. Apparently NBA, NFL, and MLB coaches will literally tell their athletes this. It is probably the best advice one can give in that position.
  2. 33% in urban RE to 30%. 2020 would have been better for me if I’d been more of a wuss and managed risk/concentration better. That’s why the name isn’t theMaster. Gregmal, I sold all my JBGS today....then bought it all again...tax gain harvest, same with berkshire. You didn't ask. But I am at 50% RE (urban and non-urban) and added today
  3. Yes, if there is a tax increase. ALX may pay a big special dividend to get ahead of the Biden tax increases.
  4. Pupil, Great point. But wuss for trimming. JK
  5. All true. If I learned something from the 2008/2009 episode is that equity is very forward looking. Perhaps, I'm speaking mostly from my RE exposure. RE is supposed to be a 100 year asset (for the right type), so 2020 and 2021 will be write offs. But if that office or apartment building will be good for the next 100 years with a 90% effective vaccine, it takes away a lot of the terminal value questions.
  6. Honestly, I'm just picking my own stocks. I was just thinking about buying something that had a 4x upside and now that it's up 20%, it's a 3x upside. But the outlook is much more clear. If you are buying stuff that are down 50% for the year that was cheap to start the year, I think it's still cheap after a 15-20% pop today. There is also the element of narratives changing. A 30 cent dollar with a narrative that takes away the structural risk becomes powerful.
  7. Let's focus on making money here Greg. There are still lots of undervalued names. Just look at the whole Office REIT and Multi-Fam REIT thread
  8. If you know anything about the equity market, it is very forward looking. This provides hope and that's what you need sometimes. It takes away the risk that a 50% effective vaccine is the only way forward.
  9. Let's play the most likely to be benefited game, I think NYC office will see a huge pop today. ThePupil will be dancing on the street today. Six Flags Disney (Theme Park) Comcast (Theme Park) Travel - Airlines Expedia, Trandigm, Heico etc What else could benefit? Williams Company for the pipelines, anything O&G related likely benefits today
  10. That's a filthy ROE! Like Robinhood daytrading type of ROE in illiquid real estate. How did you swing the 97% LTV? That's incredible. You have to share your banker with me.
  11. Truth is somewhere in the middle. Virtually unlimited supply in Mid West means you can just keep building outwards.
  12. Interactive Brokers in its infinite wisdom pop the EMIR on my log in page. It won't allow me to go beyond until I have answered the question of whether I have EMIR or need it etc. I have no idea what is EMIR. Anyone has any thoughts?
  13. Howard Hughes may set up for it this decade. They've been fundamentally growing for the past decade. But the last decade saw shares go from $40 to $160 and back to $65. I think this decade may see it go to $200-300. Just a hunch.
  14. I didn't save the tweet, but there a handful of RE Twittter personalities saying that they can find any MF at 4% cap rate in Dallas.
  15. Called them, they seem have no clue. Thanks though. Try Brian Sweeney 215-205-7070 [email protected]
  16. Sounds like the US during the housing bubble days
  17. I find bone broth to be really helpful especially since I'm on a Keto/low car diet. The minerals in bones helps with my cognitive functions. Castanza, do you ever make bone broth with the deer that you hunt? I would imagine that is some high quality, grassfed, organic stuff.
  18. Frankly, I talked my wife into buying a beach house for use as the new office because of this. Just walking outside in the sun with waves is amazing and clears up my mind. The issue that I run into is that sitting and status quo has inertia. If I get jammed up, it becomes a bit of a spiral. Sleep suffers. Then productivity goes down. etc.
  19. Cardio is super helpful for me for de-stressing improving sleep. You should try hitting a heavy bag. Great stress relief and a good workout. Easy enough to find one for $50 on Facebook marketplace. Brain dumps also work well for me if I'm feeling overwhelmed. It's a simple trick but writing down everything that is on your mind, work and non-work related sort of "cleans up the hard drive". At least that's my perspective on it. Helps me stay organized and focus in on objectives with prioritization. Does hunting help as well?

  22. Being well rested makes a huge difference to mental acuity. My decision making is way worse when I'm tired. We recognize this for things like driving, there is no reason to think it would be different for more complex and multi-faceted decision making areas (like investing). Absolutely. I'm just kind of joking that's the secret. But it so well known. I was blown away by how much cutting out carbs and processed food helped with my mental performance. So, I am trying to figure out if there are other low hanging fruits. IF and Keot have been huge helps.
  23. I am surprised that on a value investing forum where people are passionate about investing, there isn't more conversation about optimizing mental performance? I am leaning towards that people are keeping their secrets close to their chest. I suspect 8 hours of sleep is the secret.
  24. Anyone here who does Keto or Intermittent fasting to help them get a mental edge? I find that good night of sleep, coffee next morning, plus being on Keto is like "super charged" productivity and focus. I have heard of people in SF taking LSDs etc. Just going on Keto has helped with my insulin level and energy levels in general.
