I'm going through this process at the moment. Found a smaller regional bank and going with a 7/1. I think (and really hope) my financial situation will be significantly different in 7 years anyway. Otherwise I definitely would've taken the 30 yr considering how low the rates are.

I live in Chicago and have spoken with many people who work or have worked at sears in the last few years (mostly in tech). Every single one of them says that there is no organization, the leadership is poor and they are looking for other jobs lol. The quality of people they are able to attract is very low these days too.

I recently graduated from medical school (in the last 2yrs) and I agree with you that medical education is limited in nutrition. I think a physician has a huge knowledge base that helps understand nutrition, but few do for a variety of reasons. The general knowledge base out there is very minimal. My impression is that much of this stems from a lack of understanding of the science and its limitations. There is a ton of poor research being conducted all the time. I think it is a true limitation of the science and its ability to be studied. It is just too complex of a process with many variables and a long time course to event.However, we do have some very good exercise/diet recommendations that I think really improve the populations health (especially related to hypercholesterolemia, diabetes and hypertension). I definitely agree that the government's recs are not in the general public's interest.

In one quote from NC, they said servers are responsible for dine and dashers. How is it their fault? Ridiculous. Is this the norm at other restaurants? I can't imagine it is. I think in most restaurants, the wait staff is responsible. I do not know if they are financially responsible though.

I hope he stays healthy for many more decades! An early prostate CA diagnosis is relatively OK at this age. It is very common and men are much more likely to die with this, rather than because of it. PSA screening is not recommended over 75 yrs in the US. However, if it is being monitored it would be reasonable to continue to check. However, the risks/side effects of biopsy/treatment may not be reasonable in all cases.

You know, with so many value guys hating BH, that arguably makes it more likely to become a value investment... Thats a good point. I think they really alienated the people who could've been core shareholders for a very long time. I guess if no one else is paying attention, it could be bought at an attractive price. I think the reasons for alienating so many people are very important though. -

I imagine that the only networks this phone would work on are the mvno's run off sprint (boost mobile, virgin, etc.) Im not sure what is offered in your area. You can ask sprint to unlock the phone for you if you are off contract. It has been sometime since i've dealt with this issue, but I think that is correct. -

I'm not sure if I have the most recent copy, as its from a few years ago(~4yrs). However, I did enjoy it very much. I think of it as a coffee table book for Munger fans. I read it cover to cover, but its really written like a bunch of shorter snippets. If you are a Munger fan, I am sure you will enjoy it.

Down about 30%, should've gotten out of sears and a small cap gold producer (unreliable management). My first real down year in awhile. I think I keep shooting for just dirt cheap and need to learn to find good management at the same time.

I love what they are doing, but agree it is just too pricey at these numbers. There just aren't any great ways to get into mongolia in a reliable and liquid manner. I wish I was doing their job haha...seems very exciting.

I really have no hand in this argument, but I do find it odd that people will attack Block personally. Trying to attack his education has little to do with the facts he has presented. I highly doubt that his style of investigative work is well correlated with academic performance!

Just days after management reported he was "supportive." I mostly agree that most market gurus are charlatans, or at least not as great as everyone thinks. When the fame and fortune was attained through one or two events (like betting against subprime) as opposed to a lifetime of good investing decisions, the "guru" status is even more questionable, no matter how well thought out the one mega trade was. This doesn't mean Paulson is not a very good investor, we all have our mistakes, but this cements the fact that comparisons of him to greats like Buffett are patently ridiculous. Buffett would of never gotten caught up in this. What about Gen Re? Or Salomon?

Those look like some great numbers. I am currently starting a partnership focused on residential properties with an experienced operator. We are not really able to get loans on the 50k properties we are buying at a reasonable cost (too small for most banks or the costs are not worth the trouble). Regardless, in areas not prone to excessive development we are finding that we can safely assume a cap rate of ~12-14%. With multifamily properties we are looking at much higher numbers, as leverage is easy to obtain. However, prices on multifamily units tend to be more dependent on income streams, whereas individual residential properties seem to have the "homeowner" premium that people will pay. And personally, I think the final sales gain is the gravy everyone is looking for. One word of caution to anyone looking to do this...Professional management companies are always very prudent in containing costs and this can really eat into your bottome line. -

I'm not buying anything new, mostly keeping equities where they are. Will probably start taking some profits. I am not lying to myself and pretending to forcast the market. Rather, I think now is the time to move into the most obvious underpriced assets....residential real estate in good places. Of course you need to have access to the right vehicle to do so. -
