  7. Any news for GEOS to trade up 30% since that day of forced selling? Only news I saw was the $6 to ~$8 move which in a round about way screamed, "ALWAYS TAKE ADVANTAGE OF FORCED SELLERS!"... I've trimmed position down again to about half; I think the rest I'll layer out of in the 8s. I would not be surprised to see a sale of the company though. The buyback was actually intentionally, or unintentionally, brilliantly timed as well. Sold the rest of this today. Also did the unthinkable. Shorted some Tesla. ~1% position. So you're the reason Tesla is finally down today.
  8. Added to more $GRIF at 75. Small. Just few thousand $s.

  10. Make sense though. Large city with many renters, large population of young and single people and high cost. But I bet Seattle suburbs are white hot. I'm throwing 700k cash offers at 3bed/1bath 1,000 sq ft houses in the east bay of San Francisco. I'm not even competitive apparently...
  11. They have been widely available at Costco in my market. Right at the entrance. I wonder who made that introduction... ;) They were even on sale for a bit. Loaded up on them. Should've loaded up with the stocks instead lol

  13. How much NYC office do you still own? This is what makes a market. low teens % of portfolio and dropping. What was it at peak and how do you typically size? Pupil and Gregmal trimming their office REITs... Uh oh... Run, don't walk!

  16. That's surprising considering we are probably still in the early innings of the recovery for office REITs. Why now? Do you have higher margin than you like? No other income coming in?

  19. Added to JBGS, VNO, ESRT.... I don't like seeing green in my portfolio.
  20. The IRS should be the best funded agency. #FundtheIRS Could can we try close the tax gap a bit before even attempting to mess with all the different rates? It won't solve the deficit or solve all the major problems sure. But it's good optics to make "the rich" paid their lawful share. It's good for law and order since we have these tax laws already so we should try to enforce them. More and better audits will encourage better compliance. https://www.treasury.gov/tigta/congress/congress_05092019.pdf But y'all are way smarter than me so I'll move on as y'all argue about the rates, incentives, and the need/role of taxes.
