A developer that is redeveloping the Foothills mall is buying Sears' owned store 66,000 Sq ft (Apparently it was quite a battle to get Sears out -- they wanted Sears out since it's an upscale store). They are paying Sears for the property + they are building Sears another smaller property ($815K) in another location (they'll lease the land to Sears -- Sears will own the building. What's interesting is the size of the new store 10K sq ft. Interesting!! 10,000 Sq Ft Sears store (not SHOS). According to the terms of their revolver they cannot close stores at this pace throughout the entire year. (they are limited to a specific number annually). The timing of the store closures are likely due to what kind of incentives or penalties Sears gets when they leave (in conjunction with the performance of the store). In one case last year, Sears announced that they were closing a store and suddenly a week later (presumably due to the mall giving them an incentive to stay -- speculation) they reversed course and agreed to stay.

I haven't looked up the cost structure to have it set up, but I am considering buying some property putting it into a GRAT for the benefit of my children, for a long number of years, and having it pay me back the original cost. But it's in the very early stage of planning.

Sears seems to be very popular probably due to all the volatility as well as the involvement of "super investors" Eddie Lampert and Bruce Berkowitz . There is no definitive reason I want to create the trust but I have some vague thoughts. I have very young children. Rental real estate can be extremely tax efficient - I was thinking it would be a good way for my kids to build wealth (in addition to the equities they hold). I have some other thoughts as well but nothing definitive. By the way thanks for helping out a 49ers fan! Looking forward to that game got our butts smoked the last 2 times we played up there.

Anyone have any experience with buying real estate, not in your own name or corporate name but in a trust. I haven't created the trust yet but was wondering if it makes sense to do so. IF anyone has any experience and would be willing to share it would be much appreciated.

Nate, from reading your blog, I'm very impressed with your process. You have clearly identified an advantage that you have -- which is a combination of GREAT patience, strong analysis, and excellent experience/familiarity? with "oddball stocks" . You've identified a niche that clearly works for you. That's very impressive.

Compared to superstars like Packer and Eric my funds are pretty diversified as positions pretty much never exceed 15% anymore (once upon a time they could be 50%+). To be clear positions can be an enormous % of a particular account (like my or my wife's roth) but they don't generally exceed 15% of the overall pie -- at least to start. Highlights (all appx) - in retirement and taxable accounts, and childrens' accounts. S +70%. AIG (was largest position coming into 2013) Overall +66% since purchased in 2012, +40%. Pared it down significantly at avg price of $51. Put a bunch of that cash into DEMBF. ORI (was 2nd largest position coming into 2013) Purchased in Summer 2012 Overall + 78%, 2013 + appx 50%. Sold a bit early at $15 +. FIATY (This is an almost 7 figure position overall and my largest position ATM), Thx CoBF + 40% actually started buying at 5 and kept buying all the way up 7.30. SHLD +50% What a LUCK BOX I am. MRVL +80% this year, but overall more like 50% (bought in 2012). Luck Boxed extra money, by buying Marvell LEAPS over the span of a few days after Judge Fischer declined Marvell's appeals. I say luck boxed, b/c soon after that KKR was rumored to take a large position (now confirmed). Various Arbitrage Opportunities that present themselves. This tacks on at least a few percentage pts yearly. So far I've never been burned by one in my life but I know it's gonna happen at some point no matter how much I research it). Funny tidbit. I consider myself a novice at telecom. While everyone was going gaga over ALSK I was buying GNCMA (based on Packers thread). I'm happy with owning GNCMA, but would not have minded the 100%+ move in ALSK. (Now I happily own both). Lowlights 1) TEVA (More like a multiyear lowlight). Bought a large position between 35-37 in 2011 semi crash and saw it spike 30% within months from the Levin hire. But it's been down 10% (not including dividends) since the spike in 2 years where the S&P has been roaring. 2) All small positions but JCP - 30%, VELT - 20% (great it was only 20% lol) , JAKK -25%. 4) Too much cash.

I give to March of Dimes as the cause is dear to my family. But.. I've been giving some thought to charitable giving and wondering what percentage of my money actually goes to helping those I intend to help. So now that the year is over. My Roth IRA 42%. Wife's Roth IRA 51%. This year I was more conservative than in the past few years, but the market was simply a freight train and as usual I was hit by a luck stick on a couple of occasions. 2 big Roth IRA Milestones. My Roth cracked 7 figures for the first time in early October. On this final day of the year my wife's roth cracked $300k for the first time. (she had only 30k in it 2009 and has not contributed to it since)

I've actually had excellent results from VIC ideas. I've been very stingy when it comes to using them and completely ignore the rating system. I pay attention to the posters track record, but the idea is more important. I also pretty much pay attention only to the sub $1 billion market cap there. I've read through hundreds of posts invested in 9 VIC sourced ideas (in no particular order) -- I'm sure I've invested in more but not that I directly got from there. I definitely think VIC is useful -- especially like Packer said as a way to find some good older ideas. 1) SILC - I purchased it at $15 sold at $30 (1 year + holding period) and it's in the $40s now. 2) POWR - I purchased it at $6 sold at $11 (6 month or so holding period) and it's at $17 + now. 3) MBND - Only loser. I purchased at $2.60 and ended up selling it for tax loss purposes for $2.20 was sold a few months later for $3.20. 4) BCOR - Bought at $16 Sold at $24 (6 month or so holing period) now at $29+. 5) DGICA - Bought at $14.50 and sold at $16. Still think it's a good idea basically a mutual insurer. But hard to see catalyst. 6) ORI - Purchased at $9 avg price. Was a very large position (i thought it was a no brainer) and sold at $15 and received about $1 of dividends as well) 7) EXETF - basically breaking even. Still like the potential sale/spin off catalyst. 8) GYRO - Bought at $50 and sold at $100.00. Event driven idea. 9) LACO - Bought originally at $1.80 and sold at $3. Rebought at $3.30 and still own. Currently at $4.00. Still think it's an excellent idea even if nobody else does :D.

They had 39 stores in 2007 when they sold to Leonard Green. They now have 61 stores. They've grown their store base by more than 50% in the past 6 years.

Yes it's a VIC idea. I never know what the growth prospects are , but I believe the container store offers a differentiated product (my wife and friends' wives love it there). They buy like $200 - $400 of boxes at a time there -- and once you start accumulating a certain kind of box (they're stackable/etc) you typically stay with all the same kind if you like it. I wonder what their prospects are of expanding into cities like London, Tokyo, etc.
