  1. Yeah, I'm sitting on some raw land right now. Everything around it is being developed.
  2. I'm in the Florida panhandle. I bought my current house in Aug 2019 and the market here is insane, I paid around $109 per sq ft and they are now going for $180 plus. Realtors are not even put signs up and houses are under contract before pictures upload to Zillow.
  3. I think management will execute. With the cheap money abound, I'm not overly concerned about the debt.
  4. As a connoisseur of children's programming, I was shocked to learn how many brands and titles these guys own. I'm in WLDBF too, was gonna see if there was a thread and if not start one when I get time. They own 80% of Peanuts among others and have a really interesting vertical integration from content development through consumer products sales. Yep .. a really compelling monetisation story backed by strong execution (former Marvel executive), solid cash flows, really attractive multiple and lots of great kids content that is in demand by Netflix, DreamWorks and AppleTV+ besides one of the largest presence on YT. And a tight float to boot. I like the runway here for sure. Kids content much better for product sales. Their YouTube channels do insane numbers. I like the CEO's focus on quality over quantity for new content creation.

  6. We can't possibly know where the market's returns are going to be in the future, but we look to past returns and make an educated rational decision. For the average investor, that would be dollar cost averaging an index fund. If you are not near retirement, then bonds would not be the best choice. I personally believe that bonds have more downside in the near term than the stock market. What will happen to the value of bonds when rates eventually rise?
  7. Are you active, civilian with the match? Anyway, I Have had TSP for the better part of a decade and I leave it entirely in the C fund (S&P 500) and will leave there until retirement. I believe that is the best approach to TSP. If you want to invest in other ways, start a Roth IRA. The TSP is great due to the low cost and you can take Warren Buffett's advice and dollar cost average with an index, which the C fund is.
  8. Do your research on the car you want, know the price and offer it. Give the salesman 15 minutes to say yes or no. Also, warn that any attempts to talk besides the yes or no will result in you leaving immediately. This formula can take some time to actually make the purchase, but I have found that it usually works after about a year or several attempts!
  9. Agree, that he would have to love investing as much to be successful. I find it impressive how much knowledge he has about players, teams, and other variables pertaining to fantasy. Maybe I would just like to put that research talent to a more profitable use!
  10. I recently had a discussion with a friend who like many of my peers/coworkers is an avid participant in Fantasy Football. He was telling me how he could not learn, or did not have the aptitude for investing. I explained to him that he already does extensive in depth research on numerous athletes and investing is very similar, swap athletes for companies and you stand a good chance of becoming wealthy. Anyone had similar conversations?
  11. I like UPL, as the shift to natural gas should help them long term and they are very efficient operators.

  13. Currently reading The 48 Laws of Power, by Robert Greene. I love it and it will be one ofs those that a go back to from time to time.
  14. Congrats on the niche! I collect gold and silver, but the stuff that has numismatic value too. I have had a metal detecting hobby for some time now and try to get the gold and silver that way, but good finds are very rare.
  15. Could be really good investment when interest rates rise and many are priced out of the market causing rents to rise.
