I'm thinking of buying Terra catalyst Fund (see VIC).  Main asset is Italian Commercial Real Estate.  What do you think?  Right time in the cycle to buy?

 

Italian real estate is overpriced relative to real estate in other European countries due to structural issues (like insurance companies allocating a large % of investment assets to this category). That doesn't mean the price of real estate won't go higher from here, but given the sorry state of the Italian economy at the moment I don't see a rebound to pre-crisis levels any time soon. Just my opinion, however.

We have already seen a lot of stress among real estate institutional investors in Italy… I work with IDeA Fimit Sgr, Prelios Sgr, Hines, etc. … and it has already been very ugly for them!

Somehow, though, prices have not yet come down as I would have expected… Maybe LongTerm explanation is right on spot! ;)

some companies i follow seem to be doing a bit better in greece and italy, and posting year on year growth again.

 

up here it seems to be getting worse. construction is pretty much halted. prices are insane, at least in our big towns.
