Saw similar article in the WSJ too. $1-2 billion for 9 months or so is a of money, yes. But what was average total monthly rent collection pre-COVID? Hard to tell anything with both numerator and denominator.

Is there a going to be mass defaults in residential real estate? I don't think so personally. All my Real Estate investor friends have so much capital to deploy, not to mention all the institutional capital out there. There are just no deals to be had. Once all these government programs are over, I do think defaults will be evaluated but more spread out as it works through financial system and courts. It will be nothing like the GFC.

~up 68%. pure luck. Mostly TSLA...Trimmed multiple times last year but still became the largest position. Now I'm just sitting on it even though it's ridiculously priced. Made an offer on a house last week. If I had won, I would've trimmed more TSLA to pay for down payment, but I didn't win the offer.

-22% cash Bucket of REITs should continue to produce income and bring leverage down. Hopefully I'll have more income throughout the year to add to accounts too. Even with a big crash, I should be okay to add more to things I like.
